I am writing this review to bring awareness to the unjust treatment and illegal actions perpetrated by Charles Dale Nabors, Jr., aka Naborhood Development, LLC, who was our landlord from November 2018 to February 2025. Our experience with him was marked by numerous issues that went beyond mere inconveniences and entered the realm of serious misconduct.

I met Dale through work, and after my husband (then fiancé) fell victim to a rental scam, Dale offered to purchase a home and rent it to us. This seemed like a lifesaver, as it is nearly impossible to be approved for a rental with an eviction on your credit report. We felt indebted to him for helping us. He even attended our wedding. If I knew then what I know now... so I am here to share with you. Dale may be a great Agent if you are buying or selling a home, but he is a terrible Landlord.

From the outset, we faced issues with the roof, lack of insulation, dilapidated exterior doors, and an outdated electrical system. We knew the home needed tlc, but these issues fell outside of our jurisdiction as tenants and needed owner interaction. Despite our repeated requests for repairs, Dale dismissed us most of the time. When he did arrange for repairs, they were substandard and temporary. He made sure we knew the rent was kept cheap for us and used intimidation tactics of threatening to increase the rent cost on us. Like most families in this economy, we struggled to live paycheck to paycheck. We were late with some payments, but we were steadfast for over 6 years and did not miss a payment throughout the pandemic. We made repairs to the home and did our best to treat it as our forever home. We were hopeful to work out a rent to own plan. We truly loved our home and this is devastating for us.

The situation worsened in October 2024 when Hurricane Milton hit, causing significant damage to the property. Dale's response was slow and inadequate. He only facilitated partial repairs to the roof (even though the roofing company made it clear the entire roof needed replacement), which led to catastrophic damage. In January 2025, I woke up to water pouring through the ceiling fan, smoke detectors, etc. We frantically called Dale and were met with a response similar to "I have things to do". The owner of the roofing company showed us how to properly handle the situation by urgently leaving church service to come to our aid and help. The roofing company even jumped into action to pay for a hotel stay for us and our pets. After investigating, we were informed that the ceiling failed because Dale only wanted to pay for half of the repair. That decision left the home uninhabitable because the ceiling, walls and central a/c were all damaged and in need of repair. And to top it off, the fallen ceiling in the hallway exposed mold. It was clearly unsafe for our family to stay.

We met with Dale at the property, and he mentioned terminating the lease. After all of the emotional distress and trauma, we deliberated and decided this would be best for all parties. Yet, despite being within our legal right to terminate the lease, Dale attempted to absolve himself of responsibility and offered a lease termination agreement that was unfair. At first, he agreed that we were owed back rent plus deposit, but when we sought legal advice to ensure we weren't blindly signing the termination agreement, he retaliated by nullifying the agreement and bullying us through his attorney. This left us homeless, financially strained, and separated from our children. We sent out a lease termination by certified mail on and dated for February 14th, tried contacting numerous times about the termination agreement and security deposit, and still have yet to receive any correspondence about our security deposit (which is against Florida Law).

Dale's actions have shown a complete lack of ethics and responsibility. He collected rent for years without making necessary repairs and then tried to strongarm us into accepting unfair terms. By his design, we are left financially incapacitated and unable to afford legal representation to fight for our rights.

This review serves as a warning to anyone considering renting from Charles Dale Nabors, Jr. aka Naborhood Development, LLC. Protect yourself and your rights by avoiding any dealings with him.
